The home’s unique layout features a main house, guest house, and Fun Villa, all surrounding the pool area, creating a private resort-like atmosphere. Large covered decks provide shade and allow you to watch the ocean, sound, or the Corolla Wild Horses roam through the area during any weather conditions. Covered walkways offer dry entry between dwellings during inclement weather. For the history buffs in your group, Penny’s Hill was formerly a steep sand dune and a thrilling destination for dune buggy enthusiasts. The home is named “Hill Runner” after the famed dune buggy that ran Penny’s Hill many years ago.

Whether you’re planning a wedding, family reunion, corporate retreat, or other special event, six flexible common areas provide ample space to gather. The indoor reception area, tented patio, and speakeasy ballroom provide versatile options to personalize your event space to suit your preferences. Caterers can access the prep kitchen on the ground level of the Fun Villa via a covered exterior door, offering convenient access and the opportunity to take care of “back of the house” activities without walking through the event space. The catering prep kitchen is available for Catering Vendors only during a special event reservation. Patio space is available for a 30’ x 40’ tent that can be connected to the ground floor of the Fun Villa, offering a larger space for gathering during weddings or other special events.

The home’s main house includes a combination of distinctive living spaces and bedroom accommodations, offering ocean-to-sound views. The unique layout of the third floor includes an open and spacious great room with many exclusive features. Relax in the comfortably furnished living area, which includes an electric fireplace. An additional sitting area that overlooks the pool area is across the room. Your favorite beverage is just steps away in the conveniently located coffee/cocktail wet bar. The kitchen is fully equipped to accommodate your entire group, including three refrigerators and three dishwashers. A separate prep kitchen is also available, perfect for caterer use during events (catering prep kitchen is only available for special event reservations). Getting groceries to the top floor is effortless using the elevator in the main house. The impressive dining area includes seating for 54, allowing for large groups to easily gather together for meals. If your group prefers to dine outdoors, step out onto the large screened-in outdoor dining area. A large serving window from the kitchen to the outdoor dining area makes outdoor meals a convenient option. A separate sunset lounge sitting area includes a cocktail bar and under-counter beverage refrigerator, making it the perfect place to watch the sky change colors as the sun sets on the Currituck Sound. A half bathroom is conveniently situated on the landing between the third and second levels of the main home.

On the main home’s second floor, you’ll find four spacious master bedrooms, each with a private bathroom. One of the master bedrooms includes a wet bar with a beverage refrigerator and access to the deck, as well as private indoor and outdoor showers that offer an ocean view. Another master bedroom includes access to the deck, and another one offers handicap-friendly features. There is a dedicated office on the second floor, complete with a docking station, monitor, keyboard, mouse, and printer, making this an excellent space for members of your group who need to work during your stay. An additional sitting area and laundry facilities are also available on the middle level of the main home.

Two additional master bedrooms can be found on the ground floor of the home, each with a private bathroom.

In the guest house, you’ll find twelve master bedrooms, each with a private bathroom. An elevator assists with unloading luggage upon arrival. Private indoor and outdoor showers with an ocean view are included in one of the master bathrooms on the top floor and one of the master bathrooms on the middle floor. Each of the four master bedrooms on the top level includes a private balcony with ocean and sound views. Each master bedroom on the second floor has a private balcony with ocean views. Four master bedrooms are available on the ground floor. Also on the ground floor, you’ll find a wet bar with a commercial ice machine and microwave, which is convenient for packing coolers before heading to the beach. On your way back from the beach, rinse off the sand using the footwash and two outdoor showers on the ground floor. Laundry facilities are available on the middle level of the guest house.

Endless entertainment options are available in the Fun Villa. On the second floor, come together for an epic movie night or game day experience in the theater room, which includes a 140” screen and state-of-the-art surround sound. When you’re ready for a drink, head over to the professional cocktail-making station in the speakeasy-themed bar, which includes a dishwasher, ice machine, and under-counter refrigerator. The speakeasy-themed bar and adjacent large covered outdoor sunset deck are great places to hang out in the evening, allowing you to watch the sunset over the sound and catch a glimpse of the Corolla Wild Horses. On the ground floor of the Fun Villa, there is a large rec room with ping pong and pool tables, and a bar with a refrigerator, dishwasher, and commercial-grade ice machine. A large serving window from the bar to the pool area is efficient for those lounging around the pool to receive snacks and drinks. Three half bathrooms are available in the Fun Villa.

Outside, enjoy an exclusive resort-like experience in the private pool area. Cool off in the refreshing zero-entry pool, which includes a lazy river. An outdoor firepit is situated on the pool deck. Various seating options are available in the pool area if you prefer to simply lounge. When you’re ready to truly relax and unwind, there are two hot tubs in the pool area.

In addition to all the home has to offer, many extras are provided. The electric vehicle drivers in your group can use the home’s EV charging station for added convenience. Water filtration with reverse osmosis is provided throughout the estate. The golfers in your group can take advantage of preferred green fee rates at Kilmarlic Golf Club.
